Catalyst Housing Group is a U.S.-based affordable and “middle-income” rental housing operator and developer founded in 2015. The company currently manages a housing portfolio of about 4,000 units and serves approximately 7,000 households, with roughly US$3 billion in assets under management. Catalyst focuses on “Essential Housing,” targeting households earning too much to qualify for traditional low-income housing programs but still priced out of many housing markets. It develops, acquires, and manages rent-restricted multifamily properties, often converting market-rate units to affordable or mixed-use residential communities. Its production and ownership are concentrated in California. In its most recent fund (Fund II), Catalyst raised US$140 million in capital commitments, bringing total assets under management to US$350 million, with over US$1.3 billion in project costs across its portfolio.
