Founded in 2021 by developers Ben Atkins and Daniel Laub, the firm operates nationally with headquarters in Brooklyn, New York. Since inception, Zenith and its joint‑venture partner, J.P. Morgan Asset Management, have acquired roughly 50 IOS properties valued collectively at over $600 million.  Its first $700 million joint venture closed in early 2022, and a second $700 million JV was completed in August 2025; together, these ventures now underpin a portfolio valued above $1.5 billion. In 2025, Zenith completed an 18‑acre build‑to‑suit development in Clearwater, Florida — including more than 200,000 square feet of small‐bay buildings and over 50 acres of outdoor storage. That same year, the firm expanded into Tennessee with acquisitions in Nashville and Memphis.
