Slezak, its founder and CEO, whose previous experience includes acquisitions, financing, construction management, property management, and disposition of over 100 properties totaling about 6,000 units in the Midwest. The firm focuses on acquiring underutilized or legacy office, historic, and other non-residential buildings — especially in amenity-rich, dense urban neighborhoods — and converting them into residential apartments. Their portfolio spans multiple metro areas including Chicago, Milwaukee, Dallas, Fort Worth, and Houston. In terms of scale, 3L currently manages more than 1,500 active units with around 600 units under construction in its conversion pipeline. The total area under these projects is nearly 2,000,000 square feet, with equity invested of nearly US$100 million in acquisition and transformation and total project costs expected as high as US$400 million upon completion.
