Founded in 2016 by former CEO Rishi Kapoor, the enterprise operated with a workforce of 11 to 50 employees before being placed under court receivership and effectively dissolved following regulatory enforcement. The enterprise focused on high-density residential developments, co-living and co-working platforms, luxury single-family homes, and mixed-use urban properties. Its business model combined real estate acquisition, land entitlement, project design, capital syndication, and construction management. Through its specialized sub-brands—such as URBIN for co-living/flexible urban spaces and Location Custom Homes for ultra-luxury residential properties—the firm managed developments across multiple real estate sectors. The company's development footprint spanned prime urban corridors throughout South Florida, including Coral Gables, Miami Beach, Coconut Grove, and Fort Lauderdale. Prominent projects in its pipeline included EDITION Residences Fort Lauderdale (a 65-unit luxury condominium tower with villas and penthouses), URBIN Miami Beach, URBIN Coral Gables, and custom residential estates at 3620 Stewart Avenue and 8325 Cheryl Lane. In late 2023, the firm collapsed following federal fraud charges brought by the SEC and the Department of Justice against founder Rishi Kapoor for misappropriating investor capital. The U.S. District Court appointed a court receiver over Location Ventures, LLC, URBIN, LLC, and 20 related development entities to seize operational control, liquidate underlying real estate assets, and manage investor recovery.
