South Creek Development, founded in 2017 by Managing Partner Charlie Heritage, specializes in affordable housing for families and seniors with moderate or fixed incomes in Georgia, Virginia, and the Carolinas. The company collaborates with its financial partner, Hill Tide Partners, to develop high-quality, affordable housing communities. Together, Charlie Heritage and Partner Andy Schryver bring over 40 years of combined experience in the real estate development industry. To date, South Creek Development has completed over 1,800 housing units across more than 14 communities, with an additional 782 units currently under construction. The company focuses on building relationships with industry partners, including general contractors, architects, and engineers, to ensure a seamless development process from land acquisition through lease-up and beyond.
