Pearland Economic Development Corporation (PEDC) was established in 1995 by Pearland voters. It operates as a non-profit “Type B” corporation under the Texas Development Corporation Act, funded primarily by a 0.5 % local sales tax. Over the past decade, PEDC has supported the delivery of millions of square feet of retail, office and residential construction across Pearland. Its areas of focus include business attraction, retention and marketing, infrastructure and mobility, corridor redevelopment, and urban center/district growth. In recent years, PEDC has played a role in industrial real estate efforts—such as backing a Class-A industrial park development near State Highway 35 to fill a gap under 50,000 sq ft. It also allocates 20 % of its annual sales tax revenue to infrastructure projects in targeted redevelopment zones.
