Since its founding in 1998, The Works, Inc. has invested over $50 million in Memphis community development. Over its 27 years of operation, it has completed or delivered 62 new housing developments and sustained 353 tenants without rent increases. The organization has developed approximately 120 affordable housing units, including 40 single‑family homes for ownership by families earning at or below 80 % of area median income. It also completed a 146‑unit multi‑family complex called Renaissance at Steele in 2021 and delivered the 80‑unit Alpha Renaissance Apartments in 2002. Its real estate focus spans single‑family and multi‑family residential developments, adaptive reuse mixed‑use projects—such as the Northside Square retrofit—and subdivision projects like Lincoln Park with 14 single‑family units and eight duplexes.
